Sales dipped 9%, new listings dropped 15%, and the city’s benchmark price eased 2% to $569,200. But that number doesn’t tell the whole story. When you look a little closer, there is a pretty big split happening depending on the type of property you’re buying or selling.

Condos are taking the biggest hit. Apartment prices are down more than 8% year-over-year and are now about 13% below their 2024 peak. With approximately 17,000 apartment units still under construction, additional supply continues to put pressure on this segment of the market.

Row homes are also feeling the shift, with prices down 6% year-over-year. Detached homes, however, have been much more resilient, with prices down less than 2%. Semi-detached homes are essentially holding steady.

Calgary Real Estate Market: Why Are Conditions So Different?

Years of heavy construction, combined with a sharp drop in international migration, have had a bigger impact on higher-density housing.

Detached and semi-detached homes remain relatively balanced, while apartments and row homes have moved firmly into buyer-friendly territory. There are nearly five months of supply for apartments and around four months of supply for row homes, giving buyers more choice and more room to negotiate.

For sellers, this means property type and pricing strategy are more important than ever. For buyers, especially those shopping in the condo or row home market, increased inventory can create some interesting opportunities.

July Real Estate Prices by Property Type

The July benchmark prices continue to show just how differently each segment of the market is performing.

Detached homes had a July benchmark price of $743,900, down 2% year-over-year. Semi-detached homes came in at $691,000, essentially flat compared with last year.

Row homes had a benchmark price of $418,500, down 6% year-over-year, while apartment condos came in at $297,600, representing an 8% year-over-year decline.

Again, the big takeaway is that there isn’t one single “real estate market” right now. Your experience can be very different depending on what you’re buying, what you’re selling, where the property is located, and the price point.

Airdrie Real Estate Market Update: July 2026

Now let’s bring it closer to home.

The Airdrie July real estate market continues to show signs of a slowdown, with sales down almost 14% year-to-date. However, new listings are also cooling, which helped push the sales-to-new-listings ratio back above 55% in July.

Months of supply also dropped to under four months, which is a step toward more balanced conditions.

The detached benchmark price in Airdrie was $603,100, down 4% from last year. That decline is outpacing Calgary’s, which means the price gap between Airdrie and Calgary is starting to move back toward more historically typical levels.

For buyers and sellers watching the Airdrie real estate market, this is an important shift to keep an eye on as we move through the rest of the summer.

Cochrane Real Estate Market Update

Cochrane is the outlier among the surrounding communities.

Sales have dipped for two consecutive months, but year-to-date sales are still ahead of 2025. New listings have also jumped, particularly among higher-density properties, pushing inventory higher and bringing months of supply above four.

The sales-to-new-listings ratio dropped to 46%, representing a noticeable shift from earlier in the year.

The detached benchmark price in Cochrane was $659,400, down nearly 4% year-over-year.

Okotoks Real Estate Market Update

Okotoks remains the tightest market of the group.

Just 78 new listings and 70 sales in July resulted in a 90% sales-to-new-listings ratio, while months of supply sits at a lean two months.

Even with those tight conditions, prices are still sliding. Competition from new-home construction expanding southward from Calgary is putting pressure on the resale market.

The detached benchmark price in Okotoks was $695,700, down 2% year-over-year.

Okotoks remains the tightest market of the group.

Inventory continues to build, bringing months of supply to nearly seven, which is the highest of the surrounding markets highlighted here.

The detached benchmark price in Chestermere was $771,900, down almost 5% year-over-year.
