The Home Buying Process

Buying a home should be exciting. Whether you’re purchasing your first home, your forever home, or an investment property, we’ll guide you through every step of the buying process.

From helping you find the perfect property to negotiating your offer and celebrating possession day, we’re here to make buying a home as simple and enjoyable as possible.

Are you pre-approved? Do you have a home to sell? Before we start shopping, it’s important to understand the costs involved with purchasing a home, including legal fees, land transfer fees, home inspection costs, property taxes, home insurance, and utilities. Next, let’s go shopping! Tell us your non-negotiables, such as location, number of bedrooms, and the type of property you’re looking for. Once we have your email address, we’ll send you the newest listings the moment they hit the market.

When we find “the one,” it’s time to write an offer. We’ll discuss your offer price, deposit amount (typically due approximately three business days after acceptance and usually around 1 to 2 percent of the purchase price), conditions and other terms, your ideal possession date, and any inclusions or exclusions.

We’ll prepare all of the paperwork for electronic signatures and will need to view a valid piece of photo ID. All documents will be provided for your financing purposes. We’ll negotiate the best possible deal, discuss all conditions, handle deposits, and coordinate documents with both your lawyer and your bank.

Congratulations, your offer has been accepted! Based on your contract, a home inspection will likely be required. It’s generally best to complete the inspection after financing has been approved, although in some cases it may need to happen sooner. We’ll also provide recommendations for trusted home inspectors and lawyers.

Once all conditions have been removed, you’ve officially bought a home! The next step is meeting with your lawyer approximately one to two weeks before possession. We’ll also send you additional information to help prepare for moving day.

Possession typically takes place between 11:00 a.m. and 3:00 p.m., depending on when funds are have been received and your lawyer has all of the closing documents. Please be patient, as delays can happen. Before you know it, you’ll have the keys to your new home and can start making memories.
