Apartment condos remain the weakest segment, with prices down 9% year-over-year and over 5 months of supply, while detached prices have shown resilience.
Inventory remains elevated at 6,752 homes, up 11% above long-term May averages, creating more balanced conditions overall.
Sales slowed to 2,162 units, down 16% year-over-year, while the sales-to-new-listings ratio fell to 51%.
