Do I need to do any repairs or renovations before listing?

Not at all! We usually just bring a few touches like pillows, plants, tables, chairs or lamps to make your home shine, we do ‘soft’ staging free of charge for you. If we need a full stage, we have local partners to make it easy and stress-free, they can give you a quote on what a full stage would cost you.
How should I prepare my home before photos or showings?

Who takes the listing photos?
We hire professional photographers and videographers to capture your home at its absolute best. They know all the angles, lighting tricks, and little details to make your listing pop online!
How long does it take to get my home ready for market?

What day of the week is best to list my home?
Thursday is prime time! Listing on Thursday gives buyers time to plan weekend showings, and ensures your home gets noticed when everyone’s excited about new listings.
What’s included in your marketing plan?
Everything we can think of! From gorgeous professional photos and videos to open houses, flyers, direct mail, MLS, social media ads, and networking with local agents—we make sure your home gets maximum exposure.
How will you promote my home online?
Your home will be everywhere buyers are looking—MLS, Realtor.ca, Facebook, Instagram, YouTube, and targeted online ads. We create multiple touchpoints so your perfect buyer can’t miss it.
Do open houses really work?
Yes! Buyers who attend open houses are often super serious because they’ve already seen your photos online. It’s the perfect opportunity to let them fall in love in person.
How do showings work?
We make it easy! We use a scheduling system so you can approve times that work for you. After each showing, we share feedback so you know exactly how buyers are feeling about your home.
Should I be home during showings?
We recommend enjoying a coffee or a walk nearby! Buyers feel more comfortable exploring on their own, and we’ll handle everything to keep your home safe and presentable.
How do I handle pets during showings?
It’s best if pets are out of the house for showings. This keeps everyone calm and makes buyers feel relaxed as they explore your space.
What happens once we receive an offer?
Exciting stuff! We’ll review the offer together—price, terms, and conditions—and I’ll negotiate on your behalf to make sure you get the best deal possible.
What are “conditions” in an offer?
Conditions are requirements buyers need to meet before the sale is final—like inspections or financing. Once they’re satisfied, your home is officially SOLD!
What is the inspection condition?
The buyer hires a professional to check the home’s condition. We’ll guide you through any results and negotiations, keeping everything smooth and stress-free.
What if the buyer’s financing falls through?
Rare, but it can happen. We always ask the buyers realtor if the client is pre-approved. This lowers the chances but does not eliminat the possibiltiy of financing falling through. We can discuss in more detail but there are lots of reasons these things fall through.
How long does it take to close after conditions are removed?
Usually 3–6 weeks. During this time, your lawyer handles all the paperwork and title transfer, so you can focus on your next adventure!
How do I choose a real estate lawyer?
We have a list of trusted local lawyers you can call, but it’s always smart to chat with a few, get a feel for them, and see who you connect with best (and who has a price you agree with for their services, cheaper is not always better)
When will I meet with my lawyer?
About 2 weeks before possession. You’ll sign final documents, review the financials, and get ready to celebrate handing over the keys!
What happens on possession day?
This is the big day! Once the money and title transfer, your lawyer confirms the keys go to the new owners. Usually, it happens around noon (but not always!), and then it’s time to celebrate your next chapter.
Can anything go wrong on possession day?
Small hiccups are rare, but we’ll be there with your lawyer to navigate any bumps. Most of the time, it’s smooth sailing to SOLD and handing over the keys!
How will I receive the money from my sale?
Your lawyer deposits the proceeds directly into your account after paying off your mortgage, any other outstanding title items, taxes and fees. Easy, safe, and exciting!
How do you keep me updated during the selling process?
We keep you in the loop with weekly updates, showing feedback, and next-step plans. You’ll always know what’s happening, without feeling overwhelmed.
What’s the most important thing I can do to help my home sell quickly?
Listen to the recommendations of your agents. If we cannot build a foudation of trust, it will not work. We do this for a living. Remember that we want you to get as much money and ease as possible! Trust the process, follow the prep tips, and stay flexible. With staging, clean showings, and our marketing strategy, your home will shine—and buyers will love it!
