We draw up the paperwork for you to sign electronically – we will need to view a valid piece of PHOTO ID. This is also a great time for you to dig up your REAL PROPERTY REPORT so we can confirm it is current.

We arrange for Professional Photos & Measurements and any other marketing material that supports the sale of your home! In the meantime, YOU will clean, declutter, depersonalize and ideally start ‘packing’ those items!

We love to add some STAGING to your home. Statistically Staged Homes sell faster and for more money! At this time we will need a KEY for the Lockbox. Photos and Measurements to follow 🙂

Next we LIST!, Social Media, Online Advertising, we do it all. PLEASE be close to your phone for any questions we may have about your home and/or to discuss showings & potential offers.

We NEGOTIATE the best deal, discuss all CONDITIONS to be fulfilled, handle all DEPOSITS, CONVEY all documents to your LAWYER.

After you ACCEPT an offer, you are likely CONDITONALLY SOLD, please don’t start packing yet, we want the house looking GORGEOUS for the INSPECTION! The inpsection is performed by the BUYER’s inspector. This is their time and we will need to vacate the premises.

Conditions have been removed and you are now officially SOLD – YAY! Can we take a cute pic of you and the sold sign? We want to SHARE this moment with the world!

After all your hard work, we want you to KICKBACK as much as possible, we send a detailed list of ‘what to do next’. Fill nail holes, leave TV mounts, have we covered the alarm system?

The Buyers of your home likely have some walkthroughs prior to possession. So, after you have moved all your belongings out, we arrange for CLEANERS to come in and make your home SPARKLE so you don’t have to

Pre-Possession: we will need all house keys, garage remotes, when is garbage day?, where is the mailbox and it’s keys? It’s great to have all this information ahead of time!

It is likely that possession will be anywhere from 11-2 all depending on when funds are received and the Lawyer has all closing documents. BE PATIENT, there may be delays! 🙂
