Our process is simple, personalized, and designed around your comfort level. Whether you want us to guide you every step of the way or prefer a more hands-off experience, we’re here to make selling your home as smooth and stress-free as possible.

One of the biggest advantages we offer our sellers is complimentary home staging. Professionally staged homes often sell faster and can achieve higher sale prices. Staging typically costs between $1,500 and $4,000, but when you work with us, it’s included at no additional cost.

The Home Selling Process

Selling your home is one of the biggest financial decisions you’ll make, and we’re here to guide you every step of the way. From your first consultation through possession day, our goal is to make the selling process simple, organized, and stress-free.

We’ll help you understand your home’s value, prepare it for the market, professionally market it to buyers, negotiate the best possible deal, and keep you informed throughout the entire process.

Whether you’re selling your first home or your fifth, we’ll be by your side from start to finish.

Our “Meet My Home” appointment is followed by a comprehensive Comparative Market Analysis (CMA) delivered to your inbox. During this stage, we’ll also discuss the costs of selling your home, including legal fees, REALTOR® fees, and any applicable mortgage fees.

We’ll prepare all of the paperwork for you to sign electronically. We’ll also need to view a valid piece of photo ID. This is a great time to locate your Real Property Report so we can confirm it is current.

We’ll arrange for professional photography, measurements, and any additional marketing materials needed to showcase your home. In the meantime, you’ll begin cleaning, decluttering, depersonalizing, and ideally packing away personal items to help your home show at its very best.

We love adding staging to our listings. Statistically, staged homes sell faster and often for more money. At this stage, we’ll also collect a key for the lockbox while photography and measurements are completed.

Now it’s time to list! Your home will be marketed on REALTOR.ca, social media, and through online advertising. During this time, please stay close to your phone in case we have questions about your home or need to discuss showings and potential offers.

When offers begin coming in, we’ll negotiate the best possible deal on your behalf. We’ll discuss all conditions, handle deposits, and coordinate all required documents with your lawyer..

After you accept an offer, your home will likely be conditionally sold. Please don’t start packing just yet. We want your home looking its best for the inspection. The inspection is attended by the buyer’s inspector, the buyers themselves, and their REALTOR®, so we’ll ask that you vacate the home during this time.

Once all conditions have been removed, your home is officially sold! We love celebrating this exciting milestone with our clients, and yes, we’d love to snap a photo with your SOLD sign if you’re up for it.

After all your hard work, it’s time to relax a little. We’ll provide you with a detailed checklist of what to do before possession, including things like filling nail holes, leaving TV mounts, and making sure we’ve covered alarm system details.

Your buyers will likely complete one or more walkthroughs before possession. Once you’ve moved your belongings out, we’ll arrange for professional cleaners to make your home sparkle, so you don’t have to.

Before possession, we’ll need all house keys, garage remotes, mailbox keys, and information such as your garbage collection day. You’ll also meet with your lawyer approximately 5 to 10 business days before possession to finalize everything.

Possession typically takes place between 11:00 a.m. and 2:00 p.m., depending on when funds are received and your lawyer has all of the closing documents. Delays can happen, so we always recommend planning for a flexible moving schedule.
