Calgary Housing Statistics for May, 2026
Apartment condos remain the weakest segment, with prices down 9% year-over-year and over 5 months of supply, while detached prices have shown resilience.
Inventory remains elevated at 6,752 homes, up 11% above long-term May averages, creating more balanced conditions overall.
Sales slowed to 2,162 units, down 16% year-over-year, while the sales-to-new-listings ratio fell to 51%.
Calgary Market Snapshot – May 2026
Inventory climbed to 6,752 homes in May, matching last year but sitting 11% above long-term averages due to increased apartment and row-home supply. Detached inventory remains tighter, sitting 3% below both last year and historical norms.
Sales totalled 2,162 units, down 16% from last May, while new listings fell 13%. This pushed the sales-to-new-listings ratio down to 51%, contributing to higher inventory levels and rising months of supply. Market conditions vary significantly by property type, ranging from 2.5 months of supply for detached homes to 5+ months for apartment condos.
The benchmark residential price reached $570,500, up from $554,400 in January but still 3% lower than a year ago. Detached prices increased from $724,000 in January to $747,800 in May, while apartment prices remain below January levels and are down 9% year-over-year.
Detached Homes
The detached home market recorded 2,195 new listings and 1,192 sales, resulting in a sales-to-new-listings ratio of 54%. Inventory remains 3% lower than last year, with months of supply sitting at 2.5 months. Year-to-date sales are down 4%, although demand remains strongest for homes priced under $600,000 and those over $1.5 million. Price performance varied by district. Northeast Calgary saw prices decline 7% year-over-year, while prices in the West district remained unchanged compared to last year.
Semi-Detached Homes
Semi-detached homes recorded 217 sales and 375 new listings in May, resulting in a sales-to-new-listings ratio of 58%. Months of supply remained just under 3 months. The benchmark price reached $691,100, up from $667,000 in January but still 1% lower than May 2025. Despite the overall year-over-year decline, the Northwest and West districts reported new record-high prices.
Row Homes
The row-home segment saw 350 sales and 695 new listings, creating a sales-to-new-listings ratio of 50%. Months of supply increased to just over 3 months. The benchmark price for row homes was $422,300, which is more than 6% lower than last year. The Northeast and East districts experienced declines exceeding 10%, while the West district recorded a decrease of nearly 4%.
Apartment Condos
Apartment condos continue to face the greatest market pressure, with year-to-date sales down nearly 28%. May recorded 403 sales and 961 new listings, resulting in a sales-to-new-listings ratio of 42%. Inventory levels increased to more than 5 months of supply. The benchmark price sits at $300,400, down 9% year-over-year. Double-digit price declines were reported in the Northeast, North, and East districts, while the Northwest experienced the smallest decline at 6%.
Regional Markets
Airdrie
Airdrie recorded a sales-to-new-listings ratio of 53%, with months of supply sitting at just over 3 months. The benchmark price reached $515,000, up from January but down 5% year-over-year. Competition from new construction and surrounding markets continues to place pressure on pricing, contributing to more balanced conditions for buyers and sellers.
Cochrane
Cochrane recorded 115 sales and 188 new listings, resulting in a sales-to-new-listings ratio of 61%. Months of supply remained just under 3 months. The benchmark price reached $576,400, up from $550,800 at the start of the year but still 1% lower than last year.
Okotoks
Okotoks reported 72 sales and 121 new listings, resulting in a sales-to-new-listings ratio of 60%. Months of supply sat at just over 2 months. The benchmark price reached $618,900. While pricing is lower than both April and last year, it remains above January levels. Inventory continues to remain below long-term averages despite improving supply choices in nearby markets.
